As a highly customer focused organisation we have accumulated many years of experience working with social housing providers and their residents, successfully completing in excess of 15,000 jobs per annum nationwide. To maintain our high standards of service delivery, we have given this specialist division its own identity: Home Care Division.

The Home Care Division employs well trained customer focused staff across all offices supported by dedicated account managers, contract administrators, contract managers and resident liaison officers.

Epping Forest
District Council

The work

Client: Epping Forest District Council

Services delivered: Asbestos Removal, Reinstatement, Land Remediation, Lead Paint Removal / Decontamination.

Location: Location: Epping Forest, London.

AA Woods has been undertaking asbestos services for Epping Forest District Council since 2016. In 2020 we successfully secured a further long term single supplier contract. Epping Forest District Council is responsible for managing 6,500 properties. Works are either single orders or part of wider workstreams for the removal of licensed and non-licensed asbestos materials, focused on planned maintenance such as kitchen and bathroom refurbishment programmes and meter cupboard replacements.

The works typically include the removal of:

Textured coatings, bath panels, riser panels, water tanks, cisterns, AIB boxings, ceilings, porches, AIB and cement-based soffits / fascias, rainwater goods and garage roofs.

Other services required as part of this contract include lead paint removal and land remediation.

Wigan Council

The work

Client: Wigan Council.

Services delivered: Asbestos Removal, Reinstatement, Scaffolding.

Location: Wigan, Greater Manchester.

AA Woods has been working in partnership with Wigan Council since 2004. In February 2017 we were appointed as their sole provider for asbestos removal services. Wigan Council is responsible for the maintenance and management of approximately 13,500 affordable housing properties.

The works typically include the removal of:

AIB risers and panels from kitchens and bathrooms, flue pipes, warm air units, cisterns, bin sheds, floor tiles, garage roofs, textured coatings to ceilings and walls (including communal areas – landings and stairwells) to both void and tenanted properties.

This contract has a dedicated contract administration team, comprising of an account manager, contracts manager and administrator / resident liaison officer. All works are procured through a schedule of rates and work is allocated by way of both planned and reactive maintenance.

Barnet Homes

The work

Client: Barnet Homes.

Services delivered: Asbestos Removal, Reinstatement.

Location: London Borough of Barnet.

AA Woods has been working in partnership with Barnet Homes as their sole provider of asbestos removal services since 2012. Created by Barnet Council in 2004, Barnet Homes manages and maintains 22,000 council homes, including 3,900 leasehold properties. We provide asbestos removal and management services across the entire portfolio of domestic properties incorporating both licensed and non-licensed works.

The works typically include the removal of:

AIB risers from kitchens and bathrooms, textured coatings to ceilings and walls (including communal areas – landings and stairwells), floor tiles, toilet cisterns, garage roofs and bin sheds.

All remediation works are carried out by directly employed labour with a dedicated contract administration team consisting of an account manager, contracts manager and administrator / resident liaison officer. This contract also includes for the provision of a 24-hour emergency call-out service.

Hackney Council

The work

Client: Hackney Council.

Services delivered: Asbestos Removal.

Location: London Borough of Hackney.

AA Woods is the sole appointed contractor to provide asbestos licensed and non-licensed removal works for all council owned housing stock – 35,000 managed assets. Our works fall into four workstreams: Licensed, Non-licensed, Emergency, and Project work. The works required can be part of kitchen, bathroom and boiler replacement programmes, planned and reactive maintenance works, or responsive maintenance works. Works include communal areas and both tenanted and void properties.

Typical works include the removal of: textured coatings, bath panels, riser panels, floor tiles and garage roofs.

 

Luton Borough Council

The work

Client: Luton Borough Council.

Services delivered: Asbestos Removal, Reinstatement.

Location: Luton, Bedfordshire.

AA Woods has been working with Luton Borough Council as their sole provider of asbestos removal services since 2005. Luton Borough Council is responsible for the maintenance and management of approximately 8,500 affordable housing properties. We undertake asbestos remediation works to a cross-section of these buildings across the borough including low, medium and high rise constructions.

The works required can be part of kitchen, bathroom and boiler replacement programmes, planned maintenance works or responsive maintenance works. All works are procured through a schedule of rates. We also provide a reinstatement service post removal works.

Typical works include removal of: bath panels, riser panels, flue pipes, warm air units, cisterns, bin sheds, floor tiles, garage roofs and textured coatings.

Curo Housing

The work

Client: Curo Housing.

Services delivered: Asbestos Removal.

Location: Bath, Somerset.

Curo Housing is a not-for-profit housing and support organisation based in Bath, Somerset, providing affordable homes and high quality care and support services across the South West of England. Curo own and manage around 12,000 homes providing accommodation for more than 25,000 people in the South West of England.

We remove licensed and non-licensed ACM’s to domestic properties and sheltered housing accommodation schemes with workstreams focused on planned maintenance such as kitchen and bathrooms.

Asbestos - The Facts
Asbestos is a naturally occurring fibrous material regularly used in building work from the 1950’s up until the late 1990’s. Any building built or refurbished before the year 2000 may contain asbestos. Asbestos was often used as an insulation and fireproofing material and is regularly found in products such as ceiling tiles, pipe insulation, boilers, sprayed coatings and garage roofs. There are three main types of asbestos, chrysolite (white), amosite (brown), and crocidolite (blue).

Removing asbestos is particularly dangerous as the fibres become harmful when disturbed and released into the atmosphere. The risk of releasing these dangerous fibres is particularly high without proper training, equipment and control measures. If handled incorrectly and inhaled these fibres can cause serious asbestos related diseases. It can take as little as 10 years and up to 50 years to develop these diseases depending on exposure. Asbestos exposure causes 5,000 deaths every year, vastly more than the number of people killed on UK roads.
Technology
We operate a cloud-based business platform that standardises the way our staff undertake business critical tasks, providing them with the necessary tools to aid them in completing their job more efficiently. Each Site Team is assigned a ‘tablet’ handheld device which allows them to access all work instructions and relevant documentation required for the task. This platform streamlines the management of asbestos contract processes and adherence to sector legislation.

Planned and responsive works such as risk assessments, re-inspections, asbestos removal and containment are effectively scheduled and managed. The system digitally deploys compliance checklists and records key data on ACM’s, air testing, waste consignment, exposure rates, H&S, staff training and sustainability. A centralised management dashboard allows multiple sites to be monitored in real time and records of scheduled works are updated instantly.

We recognise the value and importance of providing opportunities to staff to develop their job related knowledge and skills and expect that with development and training, individual effectiveness and motivation will increase.

All our staff are continuously assessed through audit and competency checks carried out by our Compliance Team, Managers and Site Supervisors. This information is gathered to enable us to produce a relevant training needs analysis (TNA) programme delivered using our state of the art training facility, ensuring all individuals’ needs are met.
